An interest-only mortgage is exactly what it sounds like: each month you pay the interest, while the original loan amount remains outstanding. At the end of the term, the full loan amount is still owed and you need a credible plan for repaying it.
Common repayment strategies include the sale of the property, a separately invested fund (ISAs, pensions, other investments), the sale of another asset or an inheritance. Lenders will usually want to see evidence of the repayment strategy at application and may review it during the mortgage term.
Interest-only suits some people very well, particularly high-earning or self-employed borrowers with variable income, those who'd rather manage their own capital and retirees with significant equity. It is not a way to make an unaffordable mortgage affordable. We'll only recommend it where it genuinely fits.
